RIVERSTONE PROPERTIES, LLC ACQUIRES THE SHOPS AT SEA PINES CENTER

Multi-Use Center Is Hub of Vibrant Hilton Head Island Community

HILTON HEAD ISLAND, SC (Nov. 4, 2024) – The owner of The Sea Pines Resort, The Riverstone Group through their wholly owned subsidiary Riverstone Properties, LLC, has purchased The Shops at Sea Pines Center, effective November 1, 2024.

The Shops at Sea Pines Center, located midway between Harbour Town and the Sea Pines Beach Club at 71 Lighthouse Road, was developed in 1984 by founding investors Ned Payne and Joseph Fraser, brother of Sea Pines founder Charles Fraser. Payne and his West Virginia family-related companies have held continuous ownership from the beginning until the sale to Riverstone.

“We look forward to continuing the tradition of great shopping and dining offered by the merchants of The Shops at Sea Pines Center,” said Steve Birdwell, president of The Sea Pines Resort. “The Center serves as part of weekly life for many Sea Pines’ residents, and also as an attraction for visitors to discover new activities, shopping, and dining options.”

Along with shops and restaurants that combine luxury, convenience, and fun, The Center includes a law firm, real estate company, post office branch, and gas station, as well as the CSA Community Room for events and exhibits. Additionally, weekly Farmers and Makers Markets and an ongoing schedule of events make The Center a focal point for many area residents.

“This sale is the culmination of a conversation we have carried on for years,” said Andy Sutton, president of The Club Group Ltd., property managers of The Shops at Sea Pines Center.

Added Andrea Bragg, owner of Forsythe Jewelers and chair of the Sea Pines Center Merchants Association, “The time is right for us and for the Sea Pines community. We welcome the impressive resources and commitment that Riverstone brings with it.”

In addition to purchasing The Shops at Sea Pines Center, Riverstone also will acquire the Sea Pines service area, owned by Payne and several Fraser heirs, which provides vital grounds and resources for maintenance and operations throughout The Sea Pines Resort and its golf courses.

“As a Sea Pines property owner for more than 50 years, in addition to ownership of The Center and the service area, it has been an honor to play a role in fulfilling both Joe’s and Charles’s vision of Sea Pines,” Payne said.  He also noted how pleased he was that The Center would now be under the stewardship of the Goodwin family holdings.

“We have been such good neighbors for so long,” Birdwell said. “This transition will feel seamless for residents and visitors. The Shops at Sea Pines Center are a lifelong part of the Sea Pines story.”
